I need to get some ideas of where to begin to sell a home! We're not really sure what we're going to do at this point, build on or buy a different home, but I just feel like we need to be ready to sell ours if something comes up to buy, since we couldn't afford something different unless we could sell ours.

Any tips and advice welcome!

Nisha, we are in the exact same situation... we are looking to build or buy (90% sure we want to build after touring with a realtor) but haven't made a firm decision yet. My sister sells comercial real estate in FL and used to sell residential, so she gave us some tips. She said first off, we need to meet with a realtor to see how much equity we have in our current house, so we know how much we can afford for our next house, then get pre-approved for a loan in the ballpark of what we want to spend on a new house.

A few weeks ago, we met with a realtor who specializes in our neighborhood to find out 1) how much $$$ we could list our house for, 2) what is the average time it takes to sell and 3) would we have to make any changes to our house in order for it to sell. Basically, we found out that we have a good amt of equity, which we were glad about, and that homes in our neighborhood are going FAST if they are priced competitively. The realtor also said that our house looks great, no changes necessary. Now we just have to make a decision about if and where we will build. We have found a development that we like, and we are weighing the pros/cons.
