View Full Version : Total remodel job
Well we went and bought a major fixer upper. We signed the closing papers last Wed. and now we are gutting it. I figured I would start kind of a remodel journal that way when it is done I can see what I started with and what we finished with. :D It is a small two room house and it looks like crap. But with a lot of sweat and work it will be like brand new hopefully by August. :crossed:
We are moving right along!! I have some pics, ok a lot of pics. I will start with what it looked like when we started then move to what it looks like now. There are no pics of the outside yet, but it is freezing cold out here and I haven't had the guts to stand outside and take them. I have to take them before this weekend because they are ripping off the back half of the house this weekend.
Here is the master bedroom:

I know it is really horrible looking now, but it will look better.

Here is the bathroom. We are making this room K's room and moving the bathroom so it is next too the laundry room. The people who owned the house before landcontracted it to some lady who took just about everything she could get her hands on. Even the bathroom sink, some of the carpet and was just throwing trash into the basement. Yeah, we can't even get in the basement yet because the stairs are gone too.

Yeah, she took some of the cabnets too. I don't understand anyone these days. This of course is the kitchen.
You can see where they added on the back of the house and didn't do a very good job of it in the pics of the kitchen. When you look up in the kitch you can see sky because they put a tin roof on the house and didn't bother to care for it.
Here is the living room:

That is what will be the bathroom, dh isn't a very good camera man. LOL He trys really he does. He has pics of his feet in a bunch of the photos, all you see are his feet. LOL
And this is the laundry room, or will be. I know it is small but we are going to add on a two car attached garage probably next year and put the laundry room in that. Then I will be able to use this room for something else, I am sure I will think of something.

They haven't dropped off our dumster so everything is everywhere. LOL They tried to keep it contained to the bathroom/laundry room area, but that obviously didn't work.

Looks good Shan!!! Wait till its all done you will appreciate it even more. We gutted each of our rooms and I took pictures of the paneling and shag carpet before we started. Its good to document and then look back. Then you know how far you've come. Your story about the lady reminds me of that movie where the older couple kidded the family about not getting attached to the windows cause they were taking them with them...don't get attached to the doors cause they were taking them with them....etc. well the family thought they were kidding until they moved in and found they had taken that stuff with them.
Thanks Heather. :D It is nice because I don't have to feel bad for pulling up perfectly good things to make the house my own. Plus we got it way lower than fair market value. I think we didn't even pay how much the land it came with was worth. :D Always nice though being able to get it cheap then we can put more money into it while we are remodeling.
We have the blue prints done. Here is some of them.
Here is the lay out of the whole house.

Here is Karma's bed and cubby holes above, and dresser beside. They are going to be built into the wall.

Here is my Kitchen. This doesn't have the microwave over the stove, but that is where it is going. We are getting all stainless steel appliances. I haven't gotten my bathroom blue prints scanned yet or the laundry room. But this is what the kitchen is going to look like when we are done.

WOW! And I thought I was bad about ripping things up! My problem is I do it while living in the house!!! :blah:
So are some of the walls knotty-pine paneling? I know you can't get that anymore... at least without spending LOTS of money - but some people don't like it.
And WHY would they take some of the cabinets? How bizzarre!!! But, I can't tell if the cabinets were good or not - so I guess it doesn't matter.
As for the carpets - I would always yank those out anyway so, oh well. And I don't like linoleum so again - something I would always replace regardless.
It looks wonderful... keep posting. I wish we had taken pics of our home when we first started working on it - but we didn't... MAJOR mistake on our part! But we know how far we've come... but we don't stop?!
Thanks for stopping by ladies, I will get more pics including outside pics once dh decides to get me the camera back. The rest of the blue prints are too big to be scanned on the printer we have. I will get a color scheme for K's room though and put it on here. I am mainly basing her scheme of her room on her toy box she got for Christmas. Before the people who lived there moved in they redid the interior of the house so the bathroom sink/cabnets were new. The cabnets in the kitchen were new but because they didn't keep up with the roof they put on (tin roof that needed to be sealed yearly or by yearly not too sure but they didn't do it) some were warped but the ones that weren't damaged by the roof we will be using in the laundry room. We are putting in hardwood flooring in the living room, then we are going to do tile throughout the rest of the house. We would do the whole house in hardwood but due to the time frame we have put on finishing the house we won't be able to afford the hard wood in the whole house.
We have incountered our first problem, weather. Isn't mother nature always figuring ways to delay things. Oh, well we still are doing our ordering and we are thinking of putting a shed out back to hold the building supples, due to the fact for the most part the house will be completely open when we really get going on it.

Wow serious project on your hands. We'll be with you the whole way. G'luck. C and I might be doing some remodeling ourselves in the near future.
Good luck J, nice to hear from you. You guys getting ready to do the nursery? Make sure you do lots of pink cause it will be a girl this time ;)
I finally got some pics of the outside of the house.
Here is from the road, we are going to take off the ugly chimney and put a small covered deck on the front so we don't have to stand in the rain when we are unlocking the door.
http://i71.photobucket.com/albums/i127/lonesomedove_001/The%20house/100_2579.jpg
Here is the left side of the house. We are getting rid of the three trees and making a parking area right there so we don't have to park on the road. Next year we are putting in a small two car garage.
http://i71.photobucket.com/albums/i127/lonesomedove_001/The%20house/100_2580.jpg
Here is from the property line of the back of the house, for in town it has a big back yard. We are putting up six foot privacy fence around the back yard with a little dog run on the side where the back door is so we don't have to worry about dog doodoo when K is playing.
http://i71.photobucket.com/albums/i127/lonesomedove_001/The%20house/100_2582.jpg
Here is the other side of the house. Well never mind I just realized that my dh forgot to take pics of that. But yeah that is the outside of the house. I know it is small but it will be perfect until we buy dh's parents house.

Looks good Shan any more work done? I love watching remodeling. It gives me ideas~~~
I am sorry I haven't been on here in a while. We have been stalled due to the nasty weather we have been having. We have also switched the bathroom with the laundry room so we could expand the kitchen a little. I will have to scan the new blueprint and post it. Right now we are waiting for word from the city to let us know if we need permits to fix the foundation problems. We also need the ground to be above 32 degrees before we can start pouring it. We have bought a lot of supples for the house. My IL's garage is now packed to the brim with construction materials. We got a letter in the mail from Menards saying that if we used our card last weekend we would get 20 percent off and not have interest or payments till next year. So we jumped on that. We have ordered the bathtub, so we can start getting the measurements to build the frame for it. All of the floors are up so now the house is just a shell. Only the framing and roof still exist. I can't wait for it to warm up and the house to really start taking shape.
Well mother nature has decided to help us out with ripping down the house. The big ice storm we got this week may have helped us more than we know. With all those big trees right beside the house we had limbs falling every where. So now that ugly eye sore of the chimney is gone it just fell off the house and several limbs fell onto the roof. Right now dh is over there trying to clean up what he can. Last night they went over and put up plywood over all the holes in the walls from trees. That is about all the news until this winter weather breaks and we can start with the foundation. That should be fun. LOL
Now the roof is off and we are starting to tear the rest of it down. I would post new pictures but my batteries in my camera died. If I can ever remember to buy new ones I will be doing good. It has been putting down some rain here, but if all goes right by the end of this weekend the back half of the house should be gone. We have more sales starting this weekend. "March Madness Sales" They will think of anything to come up with sales. So this weekend we will be getting the siding, roofing, windows, and doors. We already have the stuff for the framing, insulation, dry wall, some cabnets, and the sub flooring. You know you see people getting those big dumpster all the time and I never realized how expensive they really were. We have dumped almost two grand just in dumpsters. That is just crazy. Plus the stupid thing has probably ruined our yard. That is alright because one of my sisters is a landscaper. :D It never hurts to have friends in low places. She is always giving my dad (who has a super green thumb) plants that are almost dead and he revives them and gives them to other people to plant. Of course, I don't know if I will get around to planting anything this year due to the garage that is going up next year, but I might do up the front yard. I plan on putting some lilac bushes by the bedroom and kitchen windows too so when I open the windows for the first time in the spring my house will smell like fresh flowers. :)
Well work has resumed once again. They went over yesterday to take the roof off of the back half of the house. When they got it off they gave the back half of the house a push and this is the result.

When they gave it a push it just fell over. Seriously. I mean who ever put up this house needs shot. I can't understand why the house didn't fall down before now. When the guys were on the roof taking off the shingles, it was shaking while they were up there. Then my dh calls me and says the house fell down and I flipped. I thought he meant that it happened while they were on the roof. I was grabbing stuff to rush over there when he clarified that when they got done my dh's bf gave the outside wall a push and it moved at least a foot. So they guys got the hair brained idea to see what happened if they all gave it a push. They were being lazy. It is horrible to think of what would have happened if some one bought the house and fixed the cosmetics of the house and didn't check the structure because I don't think that house would have lasted through another winter. Just crazy.

OMG! I'm glad no one was hurt and, like you said, you found this NOW and not later - and that no one was UP on the roof! That is AWFUL!!!

WOW that is crazy. I'm glad you guys are doing it the right way. Its going to be so solid when your done.
Yeah, Turtleheadfred I was getting nervous while they were up on the roof. It is crazy how bad that house was.
I am so glad it is going to be done right also Heather, I wouldn't want my house to fall in around my ears!
We went yesterday and got all our permits!! :D So now we are good to go. We are probably going to knock down the existing structure and start from the ground up leaving the basement because it was actually done right. So it won't be considered new construction, but it will be darn close. We have also decided to square the house off because with the foundation being bad in places and needing repoured it makes more sense to square up the house and be done with it. That gives more room in our bathroom and K's bedroom. Once we have the new blue prints of the house done I will post them on here. I am thinking we won't be in there till August or September due to having to get inspections and things. But my FIL is excited to get started with the house because it will give him an idea of what he will go through when building a new house for him and his wife. :D

That's wonderful that you've found something "positive" out of this! And increased footage is VERY good! Also that the basement (your TRUE foundation) is solid is another GREAT sign!
It will be hard work - but somehow I think that makes it more "valuable" to us personally... KWIM?:)
Heather~ I am super excited for the extra space in K's room, lord knows the child has plenty of toys.
C~ Thanks, we only have to alter some of our supplies we already have, and it is really nice getting permits because the town is being really helpful giving us tips and recommending people who could help us. They are really glad that some one bought the place and is doing something with it. There are a lot of nice new houses in that part of town and the house we bought was a major eye sore.
THF~ Yeah the basement was the deal breaker, if it was bad we were going to just knock down the house and save money so we could pull out the old basement and put in a new one. We do have to dig down to the bottom and tar paint the existing exterior walls, but that will be so much easier than actually tearing it out.
Today dh and his dad too off work to build a storage shed out behind the house. The started on it around nine and when I stopped by at three thirty they only needed to put the shingles and siding on it. Once that is completely done they can tear down the rest of the house and start digging for the new foundation. If all goes well we will be pouring foundation in the next two weeks. We have a friend who owns a junk yard and he is bringing his back hoe out to help us. :D We helped him while he remodeled his house now he says he is going to pay us back. We also have friends who are plumbers and electricians. So they are going to help us out with that stuff. I told my FIL that he needed to become a contractor. He is great at building things. He has been researching the new framing techniques since we bought the house. I will see if I can find any of the blue prints to scan.
Friday we had our first accident on the job. It was really bad. My FIL fell off the roof of the shed while they were putting tar paper on. His foot slid on a piece of tar paper, he tried to grab the peak of the roof and missed. He knocked down the ladder and slide off the roof on his stomach. He fell on all the tools, nails, and the ladder. He got rushed to the emergency room, because he went into shock and started having seizures. He broke his wrist and right now he is finding out when (maybe even today) he will get surgery on it. He got six stitches on his forehead, and was lucky that he had his glasses on or he would have lost an eye. There is a big scratch down the lens of his glasses. It is nuts. So we just tried to make him as comfortable as he could get all weekend. Trying to tell a 21 month old that she can't play with papa was the hardest.
My FIL is now in surgery. He shattered the end of the bone when he broke it, so they have to do bone graphs on it. Then they are putting in a plate and screws to hold it together. He will be in surgery for the next hour/hour and half. He will be in pain for quite a while.

Oh SHAN! How horrible! I'll say prayers that everything will go well and that the one break will be the only problem he'll have!
I'm so sorry he got hurt... and I hope he won't be in too much pain. Let us know how he's doing!

Oh Shan thats terrible. I hope everything works out for you. The poor guy. Keep us updated please.
He is doing better, they put him on some really good drugs. He has to go in to the doctor to get it casted after the swelling goes down and the stitches are taken out. Tomorrow he is going to go in and see how bad the shop is doing without his presence over the weekend and the last two days. He can't do the lifting but the paper work and computer work he can do. Thanks for all the prayers and thoughts.

04-23-2008, 10:22 AM
Oh YEAH! Shan I've been waiting to hear how things were going. I'm sure the shop is fine... his well being is what's important right now. Is he feeling better? I surely hope so.
Truly I'm SO glad it wasn't worse... keep us updated as you can. I'll still say prayers.
He went to work this morning. Can't keep him down, I think it done him good to stay home all weekend and for the first two days of the week. He tends to over extend himself. We are always trying to get him to slow down, but can't slow him down. He said that it is really painful, and he can't wait till it is healed. I just hope that the guys at the shop are pitching in and showing Bob (my FIL) that they can do a good job without him being there. But if the last two days are saying anything I think the only one who really has been is my dh. He has been working none stop. He had thirty hours in yesterday when he came home. Then he got up and went in at like three this morning. Sometimes I think Bob needs to fire all the guys and bring in ones that will actually do the work and do it well. :banghead: Other than that everything is going well. Dh rented a magnet to go over the back yard of the house to get all the nails and sharp objects out of the way so no one steps on them. Then it is shoveling and tearing down the rest of the house. Bob gets to be supervisor and grill cook now. LOL He isn't going to be a very happy person till he gets the cast off and can get in and help. I don't know what this has done to our time table, but I really don't care at this point. As long as Bob heals properly and starts feeling better is the main thing. We have had a lot of our friends say they will help out, but that remains to be seen. It is getting nice out and I know that there are some that just said that for the novelty of it.

I'm glad he is ok. He can be supervisor/grill cook. Good place for him...lol
All is back to normal, or as much as it is going to be for a little while. My FIL got his stitches tooken out and a cast put on his arm yesterday. He is really happy about that. He said the cast isn't as big and bulky as the wrap they had on him. He will have his cast on for about six weeks then he can have freedom of movement, but no heavy lifting. We really haven't done much on the house. We had them disconnect the elctric and remove it from the house. So now we can demo what is left of the house. We had to get a new tree service, because the owner of the last outfit had an accident. We're not sure but we heard he cut his arm off. Poor guy, that had to be bad. I think he is still in the hospital. The guy from the office just said that he had an accident and wouldn't be able to honor our agreement. I am just wondering what happened because the chainsaws they use should have kick back guards. Oh, well I hope he gets better at any rate. When we first found out about the guy having an accident we were going to cut down the trees ourselves, but then my FIL had his accident. I have been using chainsaws for quite a while, but I will let the manly men do that stuff. LOL
Turtleheadfred
05-02-2008, 09:33 AM
Oh Shan! I'm so sorry to hear about the Tree Man! The bad thing is a lot of people who "do that for a living" will remove the kick-backs from the chain saws... they're just used to working so much they take them off - VERY dangerous!
I'm SO happy your FIL is feeling better - and that you've been able to get the electric unhooked from the house. That will help move things along without the fear of accidentally finding a live wire!
And the weather getting better is great too! We'll be watching for updates! Stay safe and let us know as you can what's "up"! :)
Well today they are tearing down the rest of the house. Then in two weeks the new tree contractor will be out and they are going to take down trees, sand down the stumps, trim all trees staying, bust the concrete pad from the back porch, and dig out the foundation. :D They are doing it all for only $1200.00 . That isn't a bad price and they do a lot of work for the city, so they come highly recommended. My MIL is out digging up all the bulbs from the ground around the house, there are a lot of tulips surrounding the house and she don't want them to be thrown out. I am going over later today to spray all the trees, because all of them have poison oak on them. Yuck! The city has been helping us by bending some of the rules (like no dumpsters on the street) because they are so happy some one is fixing the eye sore of the town. We even have the neighbors fixing up their houses now. We have inspired them. :D  I think they just don't want their houses to be out done by a new house going up.
The house is offically gone. They were still working on it in the pictures but you get the picture.

Sometime this week the tree people should be there taking care of all the stuff we hired them to do. Then it is time to pour the new foundation.
heather6773
05-12-2008, 07:01 PM
wow Shan I didn't relieze you were demoing the whole house!!!
 We didn't either till we found the foundation problem. It turns out this way is going to be quicker anyways. We were just going to take down the back half and rebuild that because it was a disaster waiting to happen. Then we found out the foundation on the front half of the house was below dirt level. We were going to have to pour some new and well the men hooked the house to a truck and pulled it down. Men are such show offs. LOL But we did get all the required permits so everything is tooken care of. We shouldn't have a problem (except maybe all this rain) with getting it back up in no time.
Well with the rain we got pushed back a week, but the tree guys should be over there right now getting all the stuff accomplished. So we may still have time this week/weekend to get the foundation poured. As long as mother nature is nice to us. This stuff is what feels like is taking forever!! Once the foundation is set things "should" fall into place fairly quickly. I can't wait!!! I just want to paint and get the flooring down and move in!! :D Soon I will be asking advise on paint colors and color schemes. :D
Well the trees are down, but not gone. The company found termites in the trees and refused to remove them. So now we have to get rid of the trees they cut down and then we have to get our yard/trees sprayed to kill the rest of the termites. Nasty little bugs!
My FIL is thrilled!! He got his cast off yesterday. Now he has to go in for physical therapy. His arm is all swollen and it has dry skin flaking off. You can see the stitching from the surgery. Every time I look at it, it makes my wrist hurt. I am glad that he is healing so fast though. He can now put ice on his whole arm to bring down the swelling. That should feel nice to him.

:toast:Heres to your FIL and his cast removal!!!! I would hate to have my arm restricted like that. Then to have it swollen too. :blah:
Thats too bad a bout the trees. It stinks when you have your heart set on the job being finished then it only gets half done.
Well we have the tree problem tooken care of. Now we are waiting for them to show back up to dig out the foundation. Three times now they have said they would be there and not show up. It is getting quite annoying. I will write a review about these people, and make sure that I put that on there. They don't call they just say "We will be there." They were suppose to be there last Friday, Saturday, and yesterday. I asked my FIL if they realized that yesterday was a holiday and he said they did. I don't know it is annoying. We had the inspector coming out Thursday, and now we don't know if we have to post pone the inspection or not. I am going to go by there today and see if they decided to show up or not. See this is why we were going to do it all ourselves. Now we have to wait for people. :wait: I am not very good at waiting.

I've found that most contractors are a PITA. They never seem to show up when they are supposed too. Annoyance!!!

Contractors - Total Pain! AGREED!
I think after this contractor we should be finished with them. :crossed: I am pretty sure the rest of the work will be done by my dh and FIL. So I am impatiently waiting for these guys to get the job done so we can move on. We have to let the foundation dry for two weeks as is and really wanted to get it done this week. But I guess we won't be making up any time on the foundation work. I have been talking with my mom and sisters on finding some one to watch K so I can be more help now that my FIL isn't going to be able to do as much. If nothing else I have a friend who will baby sit but it is like two fifty an hour. I am not a very trusting sole so I am willing to pay that because of how good she is with kids. Of course dh is talking about buying a out door "playpen". So we will see what happens.
 Woo Hoo they are done digging out the foundation!! Now hopefully we will get back on track. I will post pics when I get them off my camera. That should be the last contractor that we have to deal with. Because we are building the house ourselves we don't have to have a licensed plumber/electrician, but some of our friends are and they said they would give us a hand so we can pass our inspections on the first go. Once we get the foundation poured and wait the two weeks things should move pretty quickly.

Thats awesome Shan!!!!!!!!:clap::toast::clap:
Thanks for stopping by Heather!! :D
Well we have been at a stand still because of the weather. Here is a picture of the place with the foundation dug out. (sorry really bad picture dh took it.) I am going to get a better one when I get the chance.

How exciting that it is moving along though and it will be BRAND new....I am so jealous...I would love to borrow the bulldozer and just level this house but I guess Dh wouldn't like that when he came home...lol
 No Heather I don't think your dh would like that very well. "Honey where is the house?" lmao!!
We didn't use a bull dozer, because we recycled all the parts of the house we could and to do that we had to take it down by hand. It takes a little longer, but then you have more money to put into the place.
Yesterday they started framing for the foundation to be poured. Now as long as the weather cooperates we should be able to get that done and start pouring the first layer of foundation. Then we have to wait a week, frame and pour the second layer. After the one week wait we get to start framing. Everything should go fairly quickly after that.

That's exciting that things will be moving quickly pretty soon. Keep updating us! :D
I am begining to hate rain! We have had to dig more dirt out of the hole for the foundation twice now. Today we will probably have to do it again! Err! It is a pain in the rear end! So once the weather decides to give us a break we will be getting the inspection and pouring the foundation.
Woo hoo we got a break in the rain!! It is only a five day break so we have been busting our humps getting things ready! Yesterday was the inspection, so today is the pouring of the footer!! :elephant: Yay!! Saturday rain or shine dh and his dad is going out to make the frame for the foundation and early next week we will be pouring that!! Finally making some progress. Our new move in date is sometime in October! I am super excited!

Here is the footer getting poured. We don't have to wait a week due to the heat to pour the foundation. So we might not have to worry about the rain. They said we could pour the foundation tomorrow if we wanted too. So, I think the foundation might be poured before the next rain. Yay!! If it keeps going this way we might be able to get this done even quicker than we thought. Thanks Heather and C for stopping by to see the progress on our house.

lookin' good!! keep the pictures coming...
Thanks Heather!!
The forms for the foundation wall is taking longer than we expected to make, so we are still working on that right now. So far it is still looking good for getting done pretty quickly as long as the weather holds up for us. Of course we also have to deal with all the orders at the shop dh had over 70 hours last week. It has been like that for the last couple of weeks.
Today they are setting up the forms for the foundation. Tomorrow they will be pouring the foundation. I will post some more pictures as soon as I get them. :D
Well they can't pour till Wednesday at the earliest. They still have to put the pipes through the frame so they will be in the walls of the foundation. I didn't know that. It should go fairly quickly though.

Wow Shan!! I just finished reading your journal. What a ride! Hoping things will speed up for you a bit. I'm anxious to follow along on this one.
Thanks RBH! We have the foundation done and our final inspection was this morning. Starting tomorrow they will be framing!! :elephant: I am so excited. With everything going on I have ran a little behind on posting pictures. So I will catch up now. I am going to start with the framing of the foundation wall go to the yesterday pictures.

We have been watching for sales on appliances and things, but they can wait. If we find a super good deal we will buy now though. Just about everything for the house we have bought while it was on sale. Summer time just has great sales for building supplies!! Tomorrow we get to start framing!! Can't wait.
I took pictures yesterday before they started working again. Here is what they got done on Monday.

Awesome!!! That would be a great birthday present. :clap:In time for the holidays.
Dh says we will be celebrating the holidays in our new house, and I am holding him too it. Dh and my FIL went today and picked out our appliances, we are going with stainless steel. It will give it a nice clean look. The last two days they have been having some rain problems so that has slowed them down a little. Tomorrow the sub flooring will be put in and hopefully they will be able to start framing the walls. They plan to get an early start so we will see how much is done. Here are the pictures of what they have done so far.

Thanks Heather!!
Well they didn't get over there till mid day yesterday so my FIL was a little upset he didn't get all the stuff done he wanted to. So this morning they were out there at first light. When I got over there he was cutting the boards to start framing. Tomorrow they are taking the day off work to get a early start. They want to get the house closed in so it will be weather proof. Here are the pictures from what they got done yesterday.

You can tell they got the skid loader out there and got rid of most of the mounds of dirt that was just sitting around. It is so much easier to walk around the house. I will send the camera with dh when they get ready to go over today. You won't believe how far they got yesterday!! The are moving right along!!
Can't wait to see more pics!! You'll be in your new house before you know it!!
Is the final floorplan in this thread? I was thinking you changed it.

looks great!!! So are you doing siding on the outside? If so what color?
I do believe we are going with white or cream color siding. I am not really sure on that. My FIL said that he wants to button up the outside then work on the inside that way it won't matter what the weather is like. So with saying that, he is hoping to put the roof on this weekend. I will go over and get some pictures today before I head to the fair. They have the whole down stairs framed now and they have the brackets on to start on the attic. That is what they said last night when they came home. I just can't wait to be in my house.

Is it just the 2 of them doing all this work? They sure have been rolling right along.
Yeah, it is just two people doing all this. Occasionally my BIL will help (that don't happen too often) or one of his friends. Other than that it is just dh and his dad. Here is what it looked like yesterday before they started. (Just remember that they go to work full time and then come out and work on it)

I try to get as many angles of the house as I can. Some times it just doesn't look right. Today I will see if I can't get pictures of the actual rooms.
My FIL keeps forgetting to get me an 8x10 of the lay out for the house so everyone bare with me. I will get it. The pictures I took is of the framing. They were "buttoning up" the down stairs framing as my dh likes to put it. So they have most of the closets framed and it looks like they stopped before they got to the bathroom. So here are the new pictures.
This is looking through what will be the front door.

Is it a 2 or 3 bedroom? I am so bad at reading plans. Its really looking great!!
It is a two bedroom house. It has two bedrooms, living room, kitchen, laundry/mud room, and a bathroom. Right now I am in the process of trying to pick colors for everything. I know the kitchen is going to have natural oak (I think/pretty sure) cabinets. We are going with stainless steel appliances. I think I am going to go with a sage green for the paint color. I think I am tiling the floor, but I don't know if I want to go with a light color or dark. I am lost on that. I am trying to make up my mind for all this stuff before labor day because I know that there will be sales that weekend. I know that the counter top is going to be dark but I can't seem to find my sample that dh and I picked. I guess I need to get into Lowes and Menards to find all this stuff. Karma's room is going to be done in a princess theme. With pinks and purples. I think I am going to check out bordering and/or stencils to see if I can't find something to match her toy box. I am doing the theme around her toy box. We got the toy box from the Home Depot web page so I will go there first to see if they have anything to match it. I have been looking at Bedding for dh and I. I think I am going to choose the bedding and make the bed the focus point in our bedroom. Then choose complementary colors for the walls and window dressings. The living room is still up for grabs. I do know I want to go with a Mahogany wood floor (if I can talk dh and his dad into it.) I love Mahogany flooring. The bathroom is going to be tiled floor to ceiling. We are getting a jacuzzi tub. Espree 6060 Corner Jetted Bath with In-Line Heater (http://www.lowes.com/lowes/lkn?action=productDetail&productId=50692-69094-DC25959&lpage=none) So that is where I am now. If you guys have any suggestions on colors please let me know because this is going to be my first real experience with decorating a whole house.
:elephant: I get my Mahogany floors!! We are going to hard wood the living room and two bedrooms. Then we are going to tile the kitchen, laundry room, and bathroom. I talked to my FIL last night and I am so happy that we have the budget for Mahogany!! We did all the math and with the sale Lumber Liquidators is having right now it is going to be cheaper to put down the wood opposed to putting tile in the bedrooms. Plus it will raise the value of the house. The really funny part about me getting my flooring is I was also looking at laminate flooring and it turns out that the laminate is more expensive than the actual wood. That really made the choice a no brainer. LOL
So here is what is done as of yesterday. (I was helping my friend put together nursery furniture and didn't get a before picture)

They are getting people together and should have the roofing (and maybe the siding) done this weekend!! Then we have people coming in to do the plumbing, electrical, and drywall. It is coming together!!
I found some border that matches K's toy box perfectly!! Disney 4.1 In. H Pink Princess Castle and Tiara Border - WC1284897 at The Home Depot (http://www.homedepot.com/webapp/wcs/stores/servlet/ProductDisplay?storeId=10051&langId=-1&catalogId=10053&productId=100632343&N=10000003+90401+528786)
I was really excited about that! I now I need to find some curtains!
I think I would go with a medium colored tile. Too light or dark and it will show every little piece of grass/dirt, anything that gets tracked in.
I can't believe how fast it is coming together!! That is so awesome!!

Here is a crazy off the wall question.... what if you have more children some day? Can you add on or is Karma it? Just curious.
CC~ Thanks! I think I might go with a gray color, but I will know more when I actually get up to the store to get sample. I plan to do that today.
Heather~ This is our starter house. We are staying in this house around 3 years. So if we have another child while living here we are going to put them in with K. Then when we pay off the loan (in three years) we're going to sell the house and buy a bigger house in the country. We plan to have 4 kids.

cool thats a great idea. I thought you had said you wanted more but then I thought well I could be wrong...lol
Heather most people look at us like we are crazy when we tell them we would like four kids. We knew when we bought the house we wasn't going to be living here forever. Of course it is bigger now than what it was before.
:elephant: I am so excited!! I found a lot of matching furniture for her room!! Here is the link Always A Princess Room by Levels of Discovery, Princess Room Furniture (http://www.bamababiesandbirthdays.com/princessroom.htm) The toy box is what we already have and what I am basing the room on. I love the fact there is so much more to match the toy box!! I don't know if I am going to get the stuff right away or make them gifts for birthday/christmas. I might see if we can swing the table and chair set or the rocker for when we move in. That would be great. I have been trying to find a bed set and curtains that match the theme and so far haven't found anything.
I have just now found a bed set to match the theme!! Lil' Princess 4-piece Twin-size Patchwork Quilt Set from Overstock.com (http://www.overstock.com/Home-Garden/Lil-Princess-4-piece-Twin-size-Patchwork-Quilt-Set/1864746/product.html#custreviews)

Those are adorable. If I had a girl she would defiantly have a Princess room
I know Heather isn't it so cute? I wish I was more artistic then I would paint a mural in her room, but it still is going to be a cute room! Yesterday dh took some pictures before they started. He took a bunch!! So I will get those up!!

FYI: I was talking to my FIL last night and he said he made it so that we could add two bedrooms upstairs and put the staircase where the living room closet is. So if we end up staying in the house for longer than we planned it wouldn't take much to do that. That is good to know that we have that as an option.

They are just awesome at this housebuilding stuff....lol I can't believe it is going so fast. Good job to them!!!
Thanks Heather. I think they are doing great. Once we move in though they are definitely going to need a vacation! One of our soon to be neighbors said that since we started working with the house people have been slowing down to see what is going on at the place. Now that we are getting so far they have had a couple of almost accidents because of people staring at the house. Here are pictures of before they started yesterday:

Lookin good and thats funny about the people staring. Probably never seen a house built in this record breaking speed!!!
Not when most of the people make it a point to go by while dh and his dad are working on the house. So they know that only two people is making all that progress. (Sometimes three and very occasionally four.)
Here is the pictures from before they started yesterday.

your house looks cute. I think the green will be nice
Thanks Heather, I kind of freaked a little when I was told dh picked out white shingles. Now that I have seen them I am warming up to the idea. Of course with a white roof I sure hope they did something to make sure they stay white.
Today the roof will be completely done. Dh only took on picture yesterday because they are only working on the roof right now. I wish he would have taken a better picture but beggers can't be be choosers.

I thought he was going with green siding? Maybe its the lighting...what color is it?
Well I asked dh yesterday about the siding and he said it was "slate gray". Now my MIL said it was "sea foam green" So I think it was just a miss communication. The guys took off work early today to try getting the siding done quickly. They want to get the inside done before it gets too cold. I can't believe how fast it has gotten cold.
They are almost done with the siding!! They only have the top half of the wall that faces our neighbor to do. Of course dh didn't take the camera with him yesterday morning so I only have a few that I took the day before while they were working.

What do the neighbors say about the house going up so fast? They must love the new one it makes their property value go up too.
I think it is safe to say the whole town is happy that we are putting up a new house. (It made the property value go up when we tore down the old one.) The town has actually been letting us do things that aren't suppose to be done (like putting our dumpster on the side of the street when there was all that rain) so we could get the house done quicker. All the siding is complete now. The only things left for the outside is: the walk way, front and back decks, and the outside outlets. They are going to wait till the inside is done to do most of that stuff. They want to get the electrical ran and get the inside mostly done before they worry about getting all the rest of the outside done. Here is pictures of before they started yesterday.

Those are the inside pictures. When it isn't as muddy I will take pictures of the sided outside. There is only one wall on the outside that I don't have a done picture of so I will get that one probably this weekend.
Yesterday they hooked the sewage line up to the house. They are hoping that Monday they will be able to get the rough plumbing/electrical inspection done. Then they can close up the walls and start on the cosmetic (fun) stuff!! :toast:
We are all done with the electrical work. On to the plumbing. Once they have the plumbing done we can get the inspection and really put everything together. The electrician came out yesterday to put the box on the outside of the house. Now once the plumbing is done and we are inspected we can get the electric wires ran from the pole to our house. I am going in today to get some pictures.

They said that because it is town it would be fine with out it. Then after turning in the plans for everything they talked to the neighbor. He said that his softener is on the fritz and he can tell a big difference. So now they are adding electrical and more plumbing to add a softener.

Yeah Heather, I already have people on a waiting list to watch our house while we vacation.
Add me please!!!:)
 That is funny!! My SIL says that she is going to borrow our bathroom every now and then. She said "If I come over with some bags and go into the bathroom for hours don't worry I am just testing the tub it may take a while"
All the plumbing and most of the insulation is done. Once the inspector comes out and gives us the ok we will be able to close up the walls and start on the fun stuff!!
All of the house's electrical passed except the service line. I guess it is too long, so Tuesday the inspector will be out to pass that. He told them how to run it so that it would pass so it should only take the guys a couple of hours to fix that. Tomorrow the plumbing inspector will be out and then the guys can dry wall everything besides the laundry room. The laundry room has to wait till after Tuesday. :toast: I guess this weekend I had better by some rollers and paint and get ready to paint my house!! :elephant:
That is such awesome news!!! Have you decided what color(s) you are painting?
The only room I have really nailed down is K's. I know I want bright colors, something that will open up the rooms and make them seem bigger. The house is small and I know if I go with darker colors it will make it look smaller than it is. I found a really pretty ocean green color I think I am going to do for the living room. I am probably going with a light airy yellow in the kitchen. Maybe a beige or tan color for the laundry room. The bathroom is going to be tiled on the walls, probably a light grayish/white tile. Then K's room is going to be pink with a purple texture. Our bedroom, I have no clue.
I have so been slacking!! Ok, today I will go over and take pictures of the house. They have put the decks on the outside of the house. (having to wait for the electrician to come over and fix his whoopsie. Now they are waiting on the inspectors to come back out. (Oh, yeah we failed our plumbing also, LOL but FIL had everything fixed the day of inspection) I promise I will be back on to update with more pictures later today/ tomorrow morning.
Here are our decks. Dh is going to take pictures of what they have done in the bathroom and bring them home later.

My dh is such a literate mind. I asked him to take pictures of the house. He says "not much has changed" I said well I haven't gotten pictures of the bathtub and stuff since it got framed in. Well these three pictures are all I got. Seriously could he be more literal about it? I want him to get pictures of the closets in the bathroom too. Men!
Here is what is going on with the electrical: The electrician is fighting with the electric company to keep the incoming electric line on the side of the house, so he don't have to put more holes in our roof. Tomorrow is (hopefully) the final inspection on the electrical, if the inspector signs off on it we can take that plus the electrician's papers to the electrical company and have them hook the line up. Power!! As of right now they have been working on the dry wall. They have most of the kitchen done and the master bedroom. They have closed in the shower. Today and tomorrow dh will be in New York, so his dad will be there with a couple of our friends working on the dry walling and hopefully passing the inspection. Here are a few pictures I took a couple of days ago.

Well the kitchen is almost completely dry walled. The master bedroom has the closets and one wall left to dry wall. K's room has the ceiling dry walled. When I was over there they were working on the ceiling in the bathroom. They said that next week I would start painting. (this week coming up) I guess that means I really need to pick my colors.
Thanks for stopping by Heather!!

Yes my dear the way those 2 work it will defiantly be this week...:)
Have you narrowed down your choices?
I am going today to make my final choices Heather. I plan to scan all my colors onto the computer. Wish me luck!! Oh, and dh told me he was buying one of those handy paint guns!! That should be so much easier than rolling. (And quicker which is probably why he is buying it.) Of course my dad has one so I will call him and get my sister to come over and man one!!
I have picked out my colors for the house!! I am so excited to start painting!! I will have to get some pictures up of how the house is coming along. The colors I have picked are: Master bedroom~ Sweet Slumber, a light, bright almost baby blue color. Living room~ Sculpture White, it almost looks like a really light sage. Kitchen~ Saffron Ivory, really pretty light yellow. Laundry room~ Tangerine Dream, a orange tinted white (it is really prettier than it sounds). I picked them out of the Valspar whites book. I didn't want any dark colors because it would make the rooms look smaller than what they are. I found the right colors of purple and pink for K's room. Now I have to go up and buy my paint gun and get to work!!
I just went to Valspar's website and looked at your colors! I love all of them. I think the tangerine dream is going to be really cool in the laundry room. So exciting!!!

oh good idea...I'm off to check them out too
Thanks!! I was kind of hesitant on that color because I didn't think dh would like it. (it is kind of tinted pink) He said he liked all the colors. :) On the website I couldn't find the Saffron Ivory, but they had a Saffron something that was really close to it. I think the colors on the website look darker than the swatches I have sitting in front of me, but they give everyone a general idea of the colors I am doing. K's room is going to be Nana's Rose as a base paint and Berries Galore for texture paint. (Also Valspar) I am just super excited to get everything picked out and start working on the fun painting and decorating!! :D

I wished he lived closer to me cause I would put him to work.
 Hi everyone!! I know I have been seriously slacking on updating since K got sick. Well I found out that my FIL and dh have waited too long to order the flooring. So now I have to put tile in the whole house if I want to move in in the next month or so. Of course dh said that we could buy the wood flooring and just put it in next summer, but I don't know if I want that big of a hassle. They have gave me the option of having a tiled counter. I think I might do that. I like the look, plus it isn't seen very often. I now have to go out and pick out a tile that I like. I just want this done now. It is so close I can taste it. I also am ready to pull my hair out over tile choices because I have no clue what would look good in the bed rooms or living room. I guess I will have to take my paint samples to the tile store. Any suggestions??

How's the house building going?
Pretty slow actually. They have been hooking up the heaters so that they can finish up with the house. They can't move forward with the mudding and primer till there is heat in the house 24/7. Or we are going to end up with cracked mud. That don't look good at all.
Last night they finished hooking up some of the heaters!! They plan to have the bathroom done this weekend. That is so cool!! I am hoping with the long weekend next weekend we will be able to knock most of the rest of the house out!!

wow its really coming along now Shan. You will be in by Christmas?
That is the plan Heather, but we all know how plans can get messed up. My FIL is hoping to finish the bathroom this weekend. Dh has been working on on sanding the mudded walls. Dh said I should be painting come Monday. (of course I think that I will make him do that.) He is buying a paint gun, and I just don't have the confidence in myself to do that.
Dh is buying the paint tonight when he gets off work!! :D  Shouldn't take long now!!
That is so exciting!! I know you must be just itching to get in there!!
Well the cruddy weather prevented dh from getting the paint. :argh: I feel like this is never going to be done. If it isn't one thing slowing us down it is another.
