Does anyone know how to find a home inspector? DH and I have seen some houses we like that appear to be in good condition, but have no disclosures because the sellers never occupied the property. Are these guys listed in the phone book? Is there an association we should go to? Any tips will greatly appreciated.:)

Our realtor - also a friend - recommended our inspectors. We had two, one for electrical/plumbing & the other for structural damages, pests, etc. They were Allied Pest Control & Building Inspections in Miami. Not sure if they're a chain. We paid several hundred dollars (i'll have to look & tell you an exact amount, but btwn 2&5 hundred i think). Maybe ask some people in your future neighborhood who they used & if they liked them? Don't let it scare you b'c they tell you EVERY little thign that's wrong, but thtas actually to your advantage when negotiating the final selling price. GOOD LUCK!

Thanks for responding.:) Allied Pest Control is a national chain, so I'll have to look them up. The reason we want to find an inspector on our own is because everyone we know who used our realtor said they didn't like the guy she reccomends because he isn't thourough. Here, we are only required to have the home inspected for termites, but we want to know EVERYTHING!:D

Our inspector was recommended by our realtor. He used to be the city's inspector, so I'd say that was a pretty good plus. Anyway, sometimes the city inspectors can inspect your home.

BTW, our inspection cost $200 for him to crawl all over and under the home and to type yp a report for us.

If you don't mind sharing, where in Missouri are you from angelrenee? I live on the Kansas side of the KC area right now, but some of the places we're interested in are on the Missouri side about a 1/2 hour from Lees Summit.
