Depends on the manufacturer. I have lived in a single wide for 12 years and no major issues except the normal wear and tear. Same as a home, you have to do upkeep.

We live in an older doublewide(1970's)
It was the typical gold shag carpet, dark paneling, and yuk linoleum. It is also set up on a full basement so it looks more like a ranch style house. We started gutting each room and re-wired,re-insulated and sheet rocked. It sure doesn't look like the house we first moved into. I took pics before we moved in and whoa what a difference. Our last project is my sons rooms and the kitchen. It was in our budget so we took it from there.
I have looked at some double wides that were beautiful. But have never lived in one.

We had one till I was 15 then moved. The only problem we ever had was the hose to the toilet came loose one day and flooded the guest bathroom! We had to replace the floor in there from that.
DH and I were looking at them before we built our house last year. Then, when the land kinda fell in our laps, we had a wonderful oportunity to build instead. Again, the brand of the mobile home means alot! Do some research on the materials used (flooring, insulations, fixtures, plumbing) before buying!

Every once in a while I go out to our manufactured home lot to dream. Some of those houses are really nice! I could definitely handle living in one.
If I was ever in a position to buy a manufactured home I would do it but I would want it on my own land (no trailer park for me) and I would also do the basement thing (I live in the outer edges of tornado alley and not having a basement really scares me).

I know almost nothing about them, but all of the one's I've seen look cheap. We actually ruled out buying a house we really liked because it was right behind an entire neighborhood filled with them. We're also in Tornado Alley, so I'm not sure I would feel safe one.

Thanks girls :D I went yesterday to look at some modulars.....OMG I found "the one"
It will be later on in the year before I can do anything but when and if the time comes that will be the home I get.
I know this brand is popular in the more southern states....but if anyone knows a dealer that sells Waverly go to see their 10th anniversary 32x80.

My aunt and uncle lost their home to a house fire a few years ago and they have a modular home. Its set on a full basement and they had it custom built just how they wanted. The entire downstairs in the basement is the family room with full bathroom. Its nice when they have parties because no one has to go upstairs. They have 3 full bathrooms upstairs. 4 bedrooms hardwood floors all over and a beautiful fireplace in the living room. They have a pond just below their house so they had a deck adde3d so they could look over the pond. Its really nice.

Modular homes are great deals to buy and easy to finance. The only problem comes when you want to sell. They DO NOT appreciate in value like a traditional home. If you put it on some acreage, the land may increase in value, but not the home. If you are at all concerned about that I would talk to a licensed appraiser in your area. Just a thought! Good luck!

I tried to look it up with no luck. In a couple weeks we are going to go back to look at it + check out a few others I have heard about......I will take pics and post them :D It's gorgeous. It has the white coloums, stainless steel refrig/stove, huge closet, island in the kitchen, big family room with a built in bigscreen/surround sound, sitting area, formal livingroom, 3 bedrooms........ahhh it's gorgeous! Plus it's drywall.....it doesn't have those "strips" going down the walls like most mobile homes. I hate those strips!

I have dicussed this w/ Tommy since a move may come in the future......I hate where I work! I have a family member that moves mobile homes + sets them up.......that's a plus. If we do move we could try to find land and just move the home. Tommy knows a guy that has a big moving truck that he would loan us for our furniture.....that would help too.

That is what we own is a double wide & we love ours..I mean if we didn;t tell you it wasone you woldn't know..& when it storms it has to be pretty bad for us to even hear it & then it doensnt shake like most I have seen....One thing tho they do decrease in value no matter the company tells ya because when we tried to borrow money on it as soon as they heard double wide they said no...Even before looking at it..
